Terborgseweg 14 D

7051 GA, Varsseveld (Gelderland)

A country house like this is rare. Located at the edge of the village with a rural view. Multifunctional: home office/ practice/ kangaroo house/ high-quality finish. Truly a pleasure to walk through. Also, the generous plot invites discovery and enjoyment. And what a horizon! The charm of living outside yet having everything within reach. Currently, there is an office space established at the front. Ideal for accessing this space from inside the house. We are very enthusiastic. In this letter, we take you on a fictional tour.

ENJOYING QUIET AND SPACE
The Terborgseweg winds through the landscape between Varsseveld and Terborg like a river. The country house we are visiting today, built in the shape of a T, is located close to Varsseveld. Of course, it is known as the birthplace of Guus Hiddink, former national team coach of the Netherlands, but especially of South Korea during the World Cup football tournament in 2002 there. Hiddink was almost worshipped and his Varsseveld immediately became a pilgrimage site for travel-loving Koreans. In addition, Varsseveld is simply an incredibly cozy place with a lovely center and all amenities you could wish for, including the nearby sports park, tennis club, and train station.

THE GARDEN... BLISSFUL!
Waking up to the cheerful sound of whistling birds. You pick up the morning paper and walk to the back, looking out over the meadows at the grazing cows that look at you kindly. The coffee tastes delicious again and the morning sun makes life light and pleasant. Approvingly, you step through the grass; the dew makes everything smell extra nice and you take a little jump over the robotic mower. You collect an egg and pick a raspberry. Life couldn't be better. Here you enjoy peace and space. Outdoor living seems to have been invented here, which is why we start outside. The rainwater harvesting system we leave in place.

The unique plot tapers off towards the back. Here you can enjoy stunning cloud views and magnificent sunsets. You understand why the sellers have a lovely hot tub under the canopy. What an experience and pleasure. There are plenty of nice spots everywhere for a vegetable garden, food forest or tea garden. Do you like animals? They too will fall in love here. And then there are the animals that roam around uninvited, such as the hedgehog scurrying away, the colorful woodpecker setting up a carpentry project, or the squirrel dashing off like mad. The scent of flowers and freshly cut grass is almost intoxicating. Of course, there's ample parking space on your own property. We walk around the house and see how everything has been thoughtfully laid out and arranged. Soon we'll take another leisurely stroll. For now, let's first look inside and see, feel, and embrace the space. We are ready for it.

REST, SPACE AND LUXURY UNDER ONE ROOF
We start the tour through the attached garden room. This space is generously sized and the glass cupolas provide an impressive view from everywhere. The floor has tiles. The wood stove ensures that you'll want to sit down here quickly. Many unforgettable hours are spent in this room; the retractable BBQ has worked overtime here. We step over the threshold and enter the living room oriented towards the garden. It's wonderfully spacious with plenty of light and attractive views. This space naturally transitions into an open kitchen equipped with built-in appliances (including a cooker with boiling water). In our notebook, we note that there is a beautiful slate floor and that the room has glass and leaded doors between both living rooms. Continuing further, on the right we see a practical utility room with access to the outside. On the left is the dining room with an elegant fireplace and hearth. The floor is solid oak laid in herringbone pattern. We can walk through this room to the office, but we'll save that area for later. In the hallway, we see a spacious toilet with an additional urinal. We head downstairs and descend into the ideal basement space. It's dry, high-ceilinged, and offers plenty of space for storage. Behind the door is the technical room containing a heat pump, a large hot water tank, a distributor for floor heating, and a water softener. And certainly not to be forgotten: the collection tank for the central vacuum system.

We take the lazy way up to the first floor. A grand hallway with a closet wall, technical space (again, here are distributors for the floor heating in the bathrooms), a guest toilet, and the second bathroom with a shower and sink. The bedrooms are all different and spacious. Each has walk-in closets, four of them. The master bedroom is at the back, what a room! Again, it features walk-in closets and its own bathroom with a bathtub, shower, toilet, and double sink. We go up one more floor. Here we find a large open attic in T-shape. With connections for a washing machine and dryer. There's potential for another room.

A TOUR OF THE FRONT HOUSE
We start in the beautiful hall with stained glass windows. The meter cupboard is impressive. We briefly sit in the waiting room and enjoy the extensive view from the front. Slowly, we move through both pleasant office spaces. On the left, we see a copy room. If you want to make this an integrated home for parents or children, you can set up the waiting room as a bedroom. An office space as a kitchen. The other one as a bedroom. And turn the copy room into a bathroom.

NOT JUST A LITTLE SHED
In front of it, the space under the canopy is suitable for two cars. There is a charging point for electric vehicles and a point for pumping groundwater. The shed space has been built with spouw construction (a type of building method) featuring 2 sliding doors and one side door. It has a concrete floor and nice height. By means of a fixed staircase, we reach an enormous attic space at the backside there is a canopy. The shed has been constructed in a very solid manner with insulated spouw walls, except for the non-insulated roof.

COMFORT AND LUXURY
The house was built with architecture in mind. Thoughtful and multifunctional. You enjoy the ambiance and finish quality. Energy label A++, as mentioned, it is gas-free. PVC windows and HR+ glass. Two wooden floors, two bathrooms, four toilets. Equipped with floor heating and ceiling cooling. There is an alarm system, fiber optics, and screens are installed. Many of the windows also have shutters. Solid interior doors are placed downstairs. On the walls almost everywhere washable glass fabric wallpaper has been applied. To optimally use ground source heat, six pipes have been inserted 65 meters into the ground. Contractor Bruggink from Heelweg delivered the house with great care.

All in all, a wonderful offer. You have a unique opportunity to make something to your own liking here. Together with family or alone as a home with practice/B&B etc. The possibilities are endless. We can imagine that you don't need to go on vacation so soon when you live here.

We take our time for a tour. Make an appointment with Ietsanders Real Estate Agents. We provide coffee, tea, or soda at a special spot in the beautiful garden. There's a good chance you won't want to leave. Read the full description

How do we calculate this?

The interest rate is based on the lowest 10-year fixed rate for a single mortgage part. The stated rate (3.1% zonder NHG) was verified on 05-12-2025. This calculation is based on an annuity mortgage that is fully repaid, with monthly payments remaining the same throughout the entire term. The actual interest rate and net monthly costs may vary depending on your personal situation and the mortgage provider. Consult a financial advisor for an accurate calculation and advice. No rights can be derived from this calculation; it is for indicative purposes only.
